Downtown/River Market Area
 
First Security Building/300 Third Tower/Capital Commerce Bldg - These new buildings offer an uban lifestyle with loft living.  They are all located in the River Market area and are within walking distances to restaurants, shopping and galleries.  Price ranges from $300,000 to over $1,000,000.
 
Quapaw Quarter -   A designated historic district east and south of the downtown business district on both sides of I-630. Many beautifully restored homes built in the last quarter of the 19th century and the early decades of the 20th priced from $50,000 - $400,000.
 
West of Downtown to University Avenue, South of the Arkansas River, North of I-630.
 
Riverdale - A bustling, growing area of restaurants, shops, condominiums, apartments, businesses, and single family homes. Luxury townhouses, patio homes and high rise condos overlook the river. Priced in a range of $300,000 - $1,000,000
 
Hillcrest - This quaint neighborhood has a village atmosphere with many small shops, galleries and restaurants. Just minutes from downtown, Hillcrest was Little Rock's first suburb. Most of the area is designated a historic district. Homes are generally from 50 - 100 years old; many have been extensively remodeled. The prices range from $95,000 to over $1,000,000 with a predominant range of $200,000 to $450,000 to over $1,000,000.
 
The Heights - Convenient to downtown and with its own up-scale shopping and restaurant area, the Heights is one of Little Rock's most prestigious neighborhoods. Bounded by the Country Club of Little Rock on the east and University Avenue on the west, Heights homes range in age from   80 years old to under construction. A few of the neighborhoods are Prospect Terrace, Edgehill and Shadowlawn.   Prices range from $250,000 to over $2,500,000.
 
Broadmoor - South on University Avenue near UALR (University of Arkansas at Little Rock), this is a pretty, wooded neighborhood. Most homes are 40 to 50 years old and priced in the $65,000 to $120,000 range.
 
Cammack Village - This city within a city contains some of the least expensive and most expensive real estate in town in a two mile square area. Small, mostly frame houses built just after World War II. Prices range from the mid $80's to the mid $200,000's. Homes overlooking the river carry price tags into the mid $2,000,000’s.
 
Kingwood - A hilly, wooded neighborhood with winding streets, convenient to Heights shopping and downtown. Homes are well-built and priced from $100,000 into the low $200,000s.
 
Overlook - High on one of the ridges overlooking the Arkansas River, homes in this neighborhood range from 30 years old to brand new. Many have outstanding views of the river or valley views. Prices range from the mid $250,000's to over $1,500,000.
 
Normandy Area - Just south of Cantrell Road and a short walk from Heights shopping, this attractive neighborhood was developed in the late 1940's and 1950's. Prices range from the low $250,000's to over $700,000.
 
Hall High and Briarwood - These neighborhoods were developed in the 1950's around Hall High School. Just west of University Avenue, south of Evergreen and convenient to Park Plaza and University Malls. Prices range from $100,000 to near $250,000.
 
Leawood and Wingate - Wonderful neighborhoods just south of Cantrell Road and west of Mississippi with neighborhood pool and playground. Homes are generally 25 to 50 years old. Prices range from $90,000 to $350,000.
 
Foxcroft - One of Little Rock's most popular neighborhoods and home of the Racquet Club. Houses in this hilly, wooded area are generally 30 years old to newer. Priced from $180,000 into the mid $400,000's.
 
The Ridge - Developed in the mid 1980's, this small but lovely neighborhood just off Cantrell Road has homes on wooded lots. Prices range form $400,000 to over $650,000.
 
River Ridge and Robinwood– Beautiful neighborhoods with large lots and custom built homes. Many houses have spectacular views of the Arkansas River, and others border wooded green space. Houses are generally 45 years old to new. Prices range from the mid $300,000's to $1,500,000.
 
Ludington, Sturbridge, Colony West, Echo Valley - West of Reservoir Road between Cantrell Road and Rodney Parham these popular family-oriented neighborhoods have homes ranging in age from 15 to 25 years old. With the exception of Ludington, all have neighborhood pools and playgrounds. Prices range from the mid $100,000's to $200,000.      
 
West of I-430 to the City Limits, South of the River and North of I-630
 
Pleasant Valley - Little Rock's first major west Little Rock development has 20-40 year old homes ranging in price from the mid $100,000's to over $850,000 for the properties on the Pleasant Valley Golf Course. There are also two neighborhood pools and playgrounds, beautiful trees and large lots.
 
Longlea, Pebble Beach and Hickory Ridge - Newer neighborhoods west of Pleasant Valley ranging in age from 20 years old to new construction, priced from the low $200's to the low $400's.
 
Walnut Valley, Turtle Creek, Pleasantree, Marlowe Manor, Pleasant Forest -  Attractive, well established neighborhoods; most with community pools and parks. Homes are 20 to 40 years old and priced from the mid $80,000's to $150,000.
 
St. Charles, St. Thomas, St. Michael, The Villages of Wellington, Carriage Creek -  This neighborhood off Napa Valley and collectively known as "St. Charles" was begun almost 30 years ago. With its own lake, pool, tennis courts and playground, it is a lovely neighborhood. Homes are continuing to be built and prices range from the upper $100,000's to the upper $500,000's.
 
Point West, Cherry Creek, Sandpiper - Between Bowman Road and Kanis Road, these newer neighborhoods are popular as starter homes. Homes are 20 years old to new construction and priced from the low $100,000's to the low $200,000s.
 
Parkway Place, Woodcreek - Off Chenal Parkway and West Markham. Homes are 15 - 30 years old and are priced from the $80,000's to the mid $100,000's.
 
Otter Creek - Development began about 25 years ago with homes ranging in price from $80,000 to $125,000. A newer phase has new homes priced in the $175,000 to $300,000 range.
 
The Ranch – Built on property of the former Johnson Ranch, this neighborhood is almost 15 years old with ongoing construction. The area contains mostly single family homes with a shopping center, offices, a private school and an apartment complex within its boundaries. Homes range from $300,000 to over $500,000.
 
Valley Falls – Less than five years old this gated community has upscale homes in the 5000 SF plus range priced from $1,000,000.

Brodie Creek - This charming neighborhood, less than ten years old, was designed to look from an earlier era.  It has craftsman style homes. 

Woodlands Edge - This neighborhood features protected greenbelts, walking paths and a new pool complex.  Homes range from $300,000 to $450,000.

Ferndale Area – Large horse farms and homes on 1 acre and 5 acre tracts share this large area just west of Chenal and east of Perry County. Property may be priced from the low $100,000’s to $3,000,000.

Club Manor - Larger homes with some overlooking Maumelle Country Club golf course. Built in the late 1970's. Prices range from $150,000 to $300,000. Square footage ranges from 2000 to 5000.
 
River Run - Homes built between 1985 to 1995. Prices range form $200,000 to $350,000. Square footage ranges from 2000 to 4000.
 
Country Club of Arkansas - This subdivision started construction in the mid 1990's and is still being built. Some homes overlook the Country Club of Arkansas golf course. Prices range from $160,000 to $300,000 with square footage ranging from 1500 to 4000.
  
Masters Place - Homes built in the early to mid 1990's with some overlooking the Maumelle Country Club golf course. Prices range from $250,000 to $350,000. Square footage ranges from 2500 to 3500.
  
Osage Falls - New gated subdivision started in the late 1990's with some overlooking the Maumelle Country Club golf course. This neighborhood was designed with many lakes and streams throughout. Prices range from $25,000 to $350,000. Square footage ranges from 2400 to 4500.
  
Edgewater - Newer homes built in the early 1990's and are still under construction. A few homes back up to Lake Willastein. Prices range from $140,000 to $225,000. Square footage ranges from 1800 to 2500.
 
Waterside - Newer homes built in the mid 1990's with some homes backing up to Lake Willastein. Several lots left to be built on. Prices range from $140,000 to $200,000. Square footage ranges from 1700 to 3000.
 
 South Shore - Homes built in the early 1990’s with some homes backing up to Lake Willastein. Prices range from $240,000 to $300,000 with square footage ranging from 1700 to 3500.
 
 Edgepark - Homes built in the mid 1970's to mid 1980's. Prices range from $90,000 to $120,000. Square footage ranges from 1400 to 2000.
 
 Leisurewood - Homes built in the late 1970's with prices ranging from $90,000 to $110,000. Square footage ranges from 1700 to 2300.
 
Random Oaks - Homes built in the late 1970's. Prices range from $80,000 to $100,000. Square footage ranges from 1500 to 2000.

 Stoneledge - This wooded neighborhood has area views and was built in the late 1970's and early 1980's. Prices range from $80,000 to $140,000. Square footage ranges from 1500 to 2500.
 
Piney Cove - This cul-de-sac neighborhood was built in the late 1970's. Prices range from $70,000 to $120,000. Square footage ranges from 1400 to 2000.
  
Kingspark - Homes built in the late 1970's and early 1980's with prices ranging from $60,000 to $90,000. Square footage ranges from 1000 to 1500.
 
Rolling Oaks - Homes started in mid 1980's with prices ranging from $70,000 to $100,000. Square footage ranges from 800 to 1500.
  
Woodland Heights - These homes were built in the mid 1980's to 1990's. Prices range from $80,000 to $135,000. Square footage ranges from 1300 to 2200.
  
Garden Oaks - Newer subdivision started in the late 1990's with homes still being built. Prices range from $110,000 to $140,000. Square footage ranges from 1300 to 1800. Most homes have alley access parking to rear of house.
  
Meadow Ridge - Cornerstone development started this neighborhood in the late 1990's with homes still being built. Prices range from $90,000 to $130,000. Square footage ranges from 1200 to 1900.
 
High Timber - Homes built in the late 1980's with prices ranging from $85,000 to $120,000. Square footage ranges from 1400 to 1800.
  
Diamond Pointe - Newer homes built in the late 1980's to mid 1990's. Prices range from $110,000 to $180,000. Square footage ranges from 1500 to 2500.
  
North Pointe, West Pointe - Homes ranging in price from $80,000 to $150,000. Construction started in the late 1990's with homes still being built. Square footage ranges from 1300 to 2000.
  
Park Ridge, North Ridge - Construction started in the late 199O’s with homes still being built. Prices range from $90,000 to $130,000. Square footage ranges from 1200 to 2000.

North Little Rock Neighborhoods



Park Hill -
   This is the oldest neighborhood in NLR.  The homes are between 40-60 years old.  Most are 2-3 bedrooms with one bath.  A few larger homes are scattered throughout.  It's very convenient to I-40 and I-30.  Boundaries are I-40 (south), McCain Boulevard (north), Lakewood Lakes (east), Ridge Road or Levy (west).

 

Lakewood -   a very sought after area for natives of NLR.  The homes are 3+ bedroom and 2+ baths.  The neighborhood is a mix of families and empty nesters.  The lakes and recreational facilities are a real draw.  Boundaries are McCain (north), I-40 (south), Hwy 67-167 (east), JFK Boulevard (west).   Prices average $125,000 - $200,000.

 

Overbrook - is the newest area in NLR.  Homes are 0-15 years old.  The older and the least expensive homes are in the  $100,000 - $130,000 range.   The newer homes are $200,000 +.  Boundaries are Sherwood (north), McCain (south), North Hills Boulevard (east), and JFK Boulevard (west).

 

Indian Hills -  is newer than Lakewood but older than Overbrook.  There aren't as many larger homes as in Lakewood.  The age is approximately 15-25 years old.  Prices range $90,000 - $200,000.  Homes are located on both sides of JFK with the east boundaries of North Hills and west is Remount Road.

Timber Creek and Calico Creek - consists of larger homes, and are newest in NLR.  The houses are five years old to new construction.  They range from $250,000+.  The areas are located off North Hills Boulevard and North of McCain.

Shady Valley - an exclusive section of NLR.  The homes are 10 - 20 years old and on oversized lots.  The houses range from $300,000 +.  This area is west of Indian Hills.

Chimney Rock - NLR's most exclusive area.  It is a gated neighborhood.  The area began development in the early 1990's.  Price range begins at $500,000+.  This area is adjacent to Overbrook.

 

Sherwood Neighborhoods

 

Sherwood -  is an incorporated city in northeast Pulaski County.  The city has grown towards Gravel Ridge and Jacksonville.  Most homes are $70,000 - $150,000.  They average in age from new to 30 years old.  The boundaries are Gravel Ridge to the north, Country Club Road to the south, Hwy 67-167 east and Hwy 107 west.   

 

Austin Lakes, Gap Creek and Stonehill -  are three new areas in Sherwood. Construction began in the late 1990’s. These homes range in price between $175,000 - $400,000. These areas are located off Brockington and north of  Kiehl Avenue.
